Tuscany is probably the Italian region which most fascinates the mind of whom want to buy a property combining quiet, nature, history, art, folklore and cookery but it is also an excellent solution for the people who want to open a tourist activity. The estate market is passing through a world crisis, but in this area it doesn’t feel the bad effects of the different world financial crisis.
Worldwide investors come in this region in order to pass long-term periods of holiday or they move here once and for all in renovated luxury properties, surrounded by an uncontaminated nature, with fantastic views on the typical Tuscan territory, which changes aspect every season, with a mild climate that allows people to enjoy nature 365 days a year.
The estate market is different from area to area both for price and both for typology of the properties. In this little vademecum on the estate market, we want to explain and help you in the research of the most suitable area for you where you can find the property of your dreams.
We begin with Florence, where the apartments near the monuments, with possible view on them and the big prestigious villas, are the most demanded buildings by the investors. Unfortunately these properties are not many and difficult to find, in fact the prices have grown and for a renovated luxury flat it is possible to pay it until 7000 euros for one smq in “The Pian Dei Giullari” area. While, in the centre the prices are a little less high and it is possible to pay in Dome Square, Santa Croce, San Marco 4000-5000 euros pro smq. Another prestigious area is Fiesole where it is possible to pay 5700 euros pro smq for a flat with view on the sea.

Going down southward, we find the most loved country in the world, the “Chiantishire”, where wine companies, ancient villages, farmhouses come immediately one after the other, among hills, vineyards, olive grooves and cultivated fields. During the latest years, the continuous succession of investors coming from all over the world has nearly finished the properties of the area which can be put on sale, in fact, at present it is difficult to find farmhouses to renovate. The prices of the available properties are from 1500 until 3000 euros pro smq. The buildings already renovated have very different prices, and they differ from one from the other because of the finishing and the land (if it is cultivable the value of the property becomes higher). Recently, many building companies bought and renovated entire farmhouses, which were divided into apartments of 100-150smq, with all mod. cons., luxury finishing, pools and tennis fields. Concerning this type of building it is possible to pay from 4000 until 5000 euros pro smq. These renowned areas for the wine “Chianti” production are the towns of Grave in Chianti and Castellina in Chianti. Another very demanded areas, but not with the high prices of the Chianti area, are the Maremma and the Butteri Coast where the wild nature and the most beautiful sea of Tuscany made them more and more two demanded resorts. On the sea, the queen is absolutely Punta Ala, where the prices change from 5000 until 7000 euros pro smq. The area combines nature, relax and good cookery. Punta Ala can count on a good level port for private boats and on a very beautiful golf field. Going up northward we find the area of sea which goes from San Vincenzo to Castiglioncello.
 
Here the market is limited because of different elements, there are many private properties which arrive until the sea and this fact compromised the access to the sea, the other reason is that the properties on sale are very rare, also because, the local administrations and the local old nobility have always been against to the building of new facilities which could advantage the tourism. It is possible to find buildings at a few distance from the sea, where there are luxury properties at the beginning price of 5000 euros pro smq. These are the areas of Bolgheri, Castagneto Carducci, Marina di Castagneto, where you can find also renovated historic buildings with prices that reach 5000 euros pro smq. This is an area where is worth exploiting time looking for properties. The area combines the typical Tuscan landscape, with gentle hills surrounded by vineyards, olive groves, the vast fields of sunflowers at a few distance from the sea, which is protected by very beautiful pine groves that arrive until a few steps from the sea. We can’t forget that Piombino is at less one hour from the Elba isle, a little Tuscan jewel surrounded by a spectacular sea with a mild climate all year-round. Going northward on the coast we find the less famous but also the cheapest and most interesting part as for the investments during the next years. The area from Leghorn and Marina di Pisa hides wonderful properties at a few metres from the beach, with prices which change from 4500 until 5000 euros pro smq. This area is served by the motorway and the airport of Pisa, which is one of the most important airport of Italy considering the international character of the area. At least, it is important to mention the Versilia area, with its important bathing resorts in Forte dei Marmi and Marina di Pietrasanta. In Viareggio, for a villa it is possible to pay from 5500 euros until 7000 euros pro smq. It is different in Forte dei Marmi, that is famous for its fashionable places and for the rich range of high fashion shops, patronize by the Milanese and Florentine society. Here, for a villa it is possible to pay until 12 000 euros pro smq.
