Position

The villa is on the hill behind the centre of the town and enjoys a wonderful view of the lake. Menaggio is a well-known resort and is 80 km far from Milan, 94 km from the airport Milan Malpensa and 27 km from Lugano.

Building

It is a villa that was built during the sixties and the internal and external finishing shows this fact. The villa is so composed: entrance,living room, cum-dining room, two bedrooms and a bathroom for a total surface of 90 smq; on the lower floor there is a little apartment that is linked to the main floor through an internal spiral staircase or with independent external entrance and it composed of: living room with kitchenette, one bedroom and a bathroom for about 45 smq; on the basement floor there are three rooms used for the cellar and the boiler.

Finishing

The villa was built following the slopes of the land, so every floor has a direct exit on the garden but it has also balconies on the front of the house with view on the lake; the building enjoys a spectacular view on the lake. The land is of about 1,000 smq and has large ledges; it is suitable for the building of a pool and a garage without expensive works of digging out. At present, outside the fence and the little gate there are two private places for the car. The building structurally is in good conditions but it needs some modernization works of the finishing and some adjustment works for the electric and heating plants.
